Keller Williams Hollywood Florida Realtors A Team. June was a pretty good month for Hillcrest and Parkview. There were 14 closed sales including the rare 3/2/1 listed at $369,999 that went under contract in 9 days. It closed at 370K. Active listings jumped to twenty-seven and only seven are one-bedroom units. The one-bedroom condos are still pretty hot. Of the nine that went under contract during June, five were 1/1/1 units.

The low-rise and mid-rise units are becoming quite popular. Although not as large, the floor plans are conducive to open-concept remodeling and the majority have amazing views of gardens and lakes which has also created a demand for first floor units. Almost like having a back yard.

In the three buildings that allow rentals right away, rental listings jumped also. There are actually 11 although the MLS lists twelve. One is listed twice by two different brokers although the agent is the same. Not sure how that was done but in one listing it is listed for $2100 and the other $2300.

And then there is one that has been on the market for 3 months. Started at $1800 but since it wasn’t rented at that price, they upped it to $2100. Not sure why they can’t do the math and see that instead of losing $5400 while it sat for 3 months, they would have made a lot more if they priced it right and got it rented right away.

It is a mystery to me why sellers/renters employ realtors who do not know the area and cannot service the listing correctly. At least look at the listing and check the verbiage and pictures. Some of them are just crazy bad. Many don’t make it to the closing table because of rookie errors. If your agent can’t navigate the inspection/appraisal/approval process, it will cost you in the long run.
