If you bought your home between 2005 and 2009, your Realtor was looking for the best deal for you in the market of that particular time which we now know was a Seller’s market. We are now back in a seller’s market and where you once may have lost a lot of equity in your home, you make be surprised by how close your previous sales price is to the current market values..

Basically there are two types of people who bought their home during the boom – those whose circumstances changed and they ended up owning an overpriced property that they no longer can afford, and those that are happy living in their home and could afford the payments so they could afford to weather the down market. What goes up must come down, but thankfully the reverse is true also. If you are planning to live here for the foreseeable future and your economic circumstances have not changed, the market of the moment does not directly affect your life. For many homeowners, the majority of the equity in their home has been recouped and they can now sell without taking a loss.

Short Sale, Foreclosure and Bankruptcy

However – I have said it before and I will say it again – you should not be paying ANYONE thousands of dollars to evaluate your situation. I am very distressed over the number of people who are paying exorbitant fees just to explore their options. I know several competent, honorable attorneys who are experts in the short sale, foreclosure and even bankruptcy processes. These attorneys do charge fees – I do not expect them to give away their valuable time and knowledge; but I also expect some kind of consideration for the circumstances of the people they serve. It is important to discuss your own situation with people who are responsible, ethical and experienced. You are welcome to share this information with your friends, family and/or co-workers whom you know to be having a tough time paying their mortgage and don’t know where to turn.
I have lived in South Florida for most of my like and have no intention of moving. I am one of the lucky ones for whom it doesn’t matter what present market values may be.  I still sell homes and condos with the same pride and enthusiasm as I did during the boom. Prices have stabilized and gone up considerably since 2012. My mission is twofold.
